DeLand sits inland, generally 45 to 50 minutes from our Palm Coast base down I-95 and across on SR-472 or SR-44. It's far enough inland and high enough in elevation — part of the ridge that runs through this part of Volusia County — that the ground behaves noticeably differently than what we work with on the coast. Soil here drains faster and holds a slope better than the flatter, wetter ground near Palm Coast or St. Augustine, but that doesn't mean DeLand properties are immune to drainage problems, just that the problems usually come from a different cause.
A lot of DeLand's older neighborhoods, especially around the historic downtown and near Stetson University, were built under mature oak canopy decades ago, and root systems and settled grading are usually behind the drainage complaints we get called out for. When a yard that used to drain fine suddenly starts holding water after a storm, it's often because tree roots have disrupted the original slope, or because gutters and downspouts were never properly tied into a drainage system to begin with.
